Good enough hotel. Small corridors and lots of stairs. Ideal location and good enough for my business trip.
Room 205 was a newly refurbished large room with a view.It was clean,we were provided with good quality towels,bathroom was a good size.Overall it was excellent.
Breakfast was disappointing. There was no fresh fruit, only tinned mandarins,tinned prunes,tinned grapefruit, served with cereal.. Main course consisted of bacon,egg,sausage,hash browns,tinned beans,tinned tomatoes. One day, the radio was blaring in the dining room and the staff were going about singing - preparing for the x Factor possibly?? Hotel appears to cater for the turkey and tinsel type of crowd rather than individuals.
We had a spacious, comfortable room overlooking the sea front. The staff were all pleasant and efficient. The food was of a very good standard and was good value - as was our whole stay.
We were the only couple in the hotel who were not with a coach party and so we didn't know where we would be sitting each time we went to the restaurant and we felt a little bit like second class citizens at times! We were surprised there was not more tourist information available in the foyer.
I thought the location was excellent. We were very happy with the size of the room and the cleaniness of the room and bathroom. The staff were very accomodating.
For some reason everybody else at the hotel seemed to be over 80. the common area's could do with a little bit of a touch up and the decor is slightly dated. There was quite a bit of noise generated in the corridors too.

steep steps at entrance made access with twin pushchair impossible, no disabled access which meant we declined to book for evening meal as a family member who ius a wheelchair user would have to be excluded
The "help yourself" breakfast was great. Shower in en-suite was excellent, very powerful.
Staff on reception not very helpful when asked if we could have some more teabags and milk. Room was scruffy looking - marks on the bedcover and carpet. TV in room was old. Space in the room not used to its full advantage (oddly laid out). Corridors scruffy too, lots of marks on carpet. Outside seating area at the front of the hotel was covered in rubbish and cigarette ends.
The cooked self serve breakfast was very good- although some variation could have been included during the week (it was the same 6 items every day) eg mushrooms, kippers, black pudding. First floor room with sea view and balcony was excellent. We turned the bed setee to face the window and could sit watching the world go by. Staff were helpful when required.
The carpet in our room had several stains which looked as though they could be cleaned - gave an impression of lack of attention to detail.
Large bedrooms with a clean bathroom and some toiletries. Our room had a fabulous seaview (406 I think). Located at the quieter end of Douglas bay.
Overlit and unappealing common areas (eg reception), low-quality breakfast, inattentive and disinterested staff (at breakfast).
Rooms were well presented and comfortable with pleanty of extra's on the 'sleeping front'... for instance, I ordered a double because that is all there was however was sharing with a friend, so the sofabed was a welcome addition
lifts were tiny!
Easy access to Douglas facilities and excellent sea view from breakfast area.
The view from our room (317) left a lot to be desired.

I liked the clean bathroom and the heated towel rail. The breakfast was very good too.
I thought the lift was far too small for such a sizeable hotel, it caused a few problems for me and my companions.
Only there for eight hours but receptionist/barman very helpful. Last stayed @ Rutland 5 yrs ago, much improved decor etc.
Would have expected trouser press in executive room.
Helpful Staff Able to upgrade room as room booked unaceptable with view of wall.
